How tenant screening records follow rental applications

A rental application can bring several records together

The FTC says tenant screening can include identifying details, prior addresses, work and income history, credit accounts, rent payments, housing court cases and criminal records. A screening company may also provide a recommendation or score. The report supplied to the applicant may not display every score the company uses. FTC: tenant report contents and recommendations

A court filing needs its outcome and identity context

The CFPB recommends checking whether an eviction record includes its final status, such as dismissal. Different stages of one case can also appear as though they were multiple evictions. It advises checking criminal records, paid debts and records that belong to someone else. A matched name or case filing needs careful review. Permission and landlord access depend on the product

SmartMove's FAQ says renters can confirm or decline screening requests. It says authorized property owners can view credit and criminal information for 30 days, and that the services described do not include the applicant's Social Security number or account numbers in that view. The access window does not establish when provider records or previously saved copies disappear. SmartMove: permission, report access and income estimates

An income estimate and verified income can have different inputs

SmartMove describes Income Insights as a statistical estimate based on historical credit, spending and payment data. Very recent income changes may not appear immediately. Read the report's stated method before assuming that a number came from a current pay statement. SmartMove: permission, report access and income estimates

LeasingDesk separately documents a Verified Income Report section for information from a linked bank account, payroll provider or uploaded documents. Its support page gives a dedicated dispute route for that section. Those descriptions explain possible inputs, not which method a particular applicant used. Report-based decisions can affect more than approval

The CFPB says an adverse action based on screening information can include denial, a co-signer requirement, a larger deposit or higher rent. The notice must identify the report company and explain free-report and dispute rights. This connects a decision to the company whose records need review. CFPB: adverse action and report access

A disputed record can have an upstream source

TransUnion Rental Screening Solutions says its investigation may contact a creditor or public-record source, or change information directly when verification is unnecessary. It describes sending results and an updated report when applicable. Information verified as accurate can remain under applicable law. A dispute asks for investigation of identified information. Questions and answers

Does the same tenant screening report contain every landlord's information?

The FTC describes information that screening may include. Ask the housing provider which company and report it actually used. FTC: tenant report contents and recommendations

Does a 30-day landlord access window prove all records are deleted?

SmartMove describes property-owner access to credit and criminal information. That statement does not establish a universal deletion clock. SmartMove: permission, report access and income estimates

Does an eviction filing alone explain how the case ended?

The CFPB recommends checking the final disposition and whether one case appears multiple times. CFPB: review identity, case outcomes and duplicate records
